Wholesaling in OKC - Getting Started

Hello BP Community,

For any experienced wholesalers in Oklahoma - what is the typical/average profit margin for wholesaling a deal?  What has been the most successful method for lead generation? (i.e - cold calling, texting, pay per clicks, direct mail, etc) Any data or metrics would be helpful!  Do you leverage virtual VAs to help scale your business?  What do you typically do with your dead leads?

Hey there- we’ve done well with direct mail. We’ve done mailings for years super consistently. That definitely makes a difference. 

I have friends who have used VAs for database organization and direct mail successfully. I've heard having a VA be an ISA is challenging. I can't speak from experience though.

For leads we follow up really diligently (but not overbearing) until we have their business or they opt to go another route. Sometimes that looks like following up daily, other times we may not follow up for several months. Our initial interaction with them guides a lot of the follow up decisions. We automated the follow up for a while and haven’t ever gotten the same results as when we follow up very personally.
