@Tri Nguyen What types of properties are you interested in? Are you looking for single family, multi, commercial? What's your price range? What type of metrics are you looking at (cash flow, CoC, ...)? How soon are you looking to invest? Depending on some of these things, will depend on how you look or how someone can help you find a property. If you are looking for more cash flow, and not as worried about appreciation - Midwest City might be where you find something that fits your needs. If you are looking for more appreciation and not as worried about cash flow in year 1 - Edmond might be where you are looking for (lower crime rates in general).

Most houses either have a tornado shelter - or can have one put in pretty easily (they cost about $3000, so not terribly expensive) if that is something that concerns you!

@Stephanie Money - Hi Stephanie! - What parts of SW Oklahoma? Lawton area? or further SW? I don't work that far out, but might be able to answer some general questions about Oklahoma for you. If you don't end up doing a HELOC, I would definitely suggest finding a local lender - it can be key in winning an offer here. What types of properties are you thinking of starting with?

Thanks!  Yes, original mile - I do love the area.  So convenient to base and I think the area is being redone overall very nicely.

I did not inherit a tenant - which gives us a little time to redo the bathroom right now thankfully.

Single-family residence buy & hold investment.

Purchase price: $91,900
Cash invested: $22,975

Small, turnkey house just 1/2 mile north of the main gate for Tinker Air Force Base. Bought from an investor that is slowly selling off his inventory. I hope to buy 2-3 more in this same area this year!

What made you interested in investing in this type of deal?

I love the area around the air force base, and long term buy and hold with little reno needed is what I prefer. I don't really have time to BRRR right now, and house hacking isn't right for us right now either!

How did you find this deal and how did you negotiate it?

I am a local Realtor and knew the owner of this property (a retiring investor selling off a few properties a year). He told me his price; I paid it! "As-is" no repairs negotiated; still completed an inspection but the owner really kept up his property, so there is very little to be done.

How did you finance this deal?

Local lender that I work with a lot - got a great rate and he is amazing to work with. PM me if you need a good local lender!

How did you add value to the deal?

We are remodeling the bathroom because it had laminate that was old for flooring, so we will be replacing that with tile and making a few upgrades but nothing else.

@Andy V. I haven't used any of them except for once a client wanted to use Mosquito Militia, and they were just fine!  How did you find them? Just curious!

@Bill Kneller Hi Bill - My hubs is active duty here @ Tinker.  There's a wide range of the population, a true microcosm of the rest of society. I'm not sure there is anything better or worse than a normal renter.  There are more than 26,000 military and civilian workers, making Tinker AFB is the largest single-site employer in Oklahoma and has an annual payroll of $1.8 billion (https://www.velocityokc.com/bl...) What type of property do you usually look for? SFR or Multi?
