Tim Puffer I have considered not going to college and I really like your idea of going to a local investment company. I live in a smaller town where there isn't a ton of investment companies but there definitely is some. The only real reason I wanted to go to college was to get a fair amount of capitol before continuing. You got a really good in not going to college I'll look into if I can find a decent job I wouldn't highly consider not finishing college I have no use. Thanks!

I recently purchased a triplex that has three tenants currently and in one unit a tenant is planning on leaving in 2 months how do can I figure out what the market price is for my area? The unit is in the basement renting at $320/month which way to low! I'm hoping to add some features to the unit such as painting the walls a more attractive color and adding more light so it doesn't seem so dead any other tips or thoughts?

Just bought my first invest property at 19! What are some important things to include on the lease that a beginner or novice wouldn't think to include. I am using a basic lease I found online and was trying to add to it any ideas?

So I'm buying my first triplex. We negotiated down to $105,000. And we are a few days out from closing and it got appraised at $117,000. What does that exactly mean because the bank told us that means instant equity. Does this mean I could turn around and sell it for $117,000? What are some thoughts?
