So I'm a hungry 19 year old, who is extremely interested in real estate mainly for owning then to rent out to a tenant. I also am a first time investor. I found a 100,000 home 1 story 2 bed 1 bath renovated kitchen attached garage renovated bathroom. Heater and ac unit professionally replaced in 2015, new roof in 2012. New carpeting in the bedrooms. Fireplace in the backyard. The house has only been on the market for 5 days, and they currently live there but want to move out as soon as possible. And of course I would have the house professionally inspected. Here is where I need the help, I applied for a pre approved loan and got denied. As of now I am in college with no built up credit and no job with about 10,000 I could put down so I couldn't make the 20% mark. What could I do to get this house? it would be perfect it is in a good neighborhood with good neighbors. Again I am looking to rent it out and am unable to receive a loan. Any ideas? Thoughts?

John Mathewson thanks for replying! Is buying a foreclosed home good for say, buying and flipping or renting out? Or should I avoid foreclosed homes?
