Hello everyone! I currently have a list of leads I've been mailing for a few months gotten great results. The list is about 3,000 or so and I'm looking to get about 10,000 leads. I do driving for dollars listsource various tax delinquent from the city how are other people building there list?

I recently found this new technique and it's very savvy I hope you all can apply it to your businesses. So say your rent is 1000 and you would normally charge 1250 for a security deposit. This is what you should do differently change the rent to 1100 and no deposit. The average stay for a tenant in my area is 2 years and 6 months. So, for the tenants stay you would make in profit 3000 more. Even if you would have used all of the deposit for damages you would still have 1750 in profit. This is more risk upfront but you continue to have more of a collateral over a longer period of time if need be. Make sure this is legal in your area as I am located in Nebraska. I recently bought a duplex with inherited tenant, the phone numbers on the leases I received were fake. So I went to their door and knocked and I introduced myself and told them I was their new landlord. They both said they would pay me tommorow and I set a time to come get the rent at that time and one got arrested and the other said she would have it tommorow. How do people deal with someone that says they will have it tommorow then doesn't have it?

Hello! I was wondering what the pros and cons are of interest only loans on small multi family properties! I know you would have a higher cash flow. What are some things people have noticed from these types of loans is it worth the risk? Thanks!

If you calculated say 200 a month in repairs and you make no repairs that month. Do you count that as cash flow or put towards cap ex? What are people doing in that situation?

What happens when you mail to a multi family property when it is tenant occupied? Does the mail get sent back to you? Do the tenants get the mail? Does anyone have experience with mailing to the owner of a multi family dwelling? Do you have to mail to the owners personal residence?
