We have a couple of RV slots in north central texas that we are thinking of repurposing from long term to short term. STR rules are going to vary from state to state, county to county and finally if it is in a city limit, there may be additional rules imposed in local jurisdictions or by HOAs, if the location happens to be in an area where an HOA has authority.

I can't speak for your locale, but in Texas, one of the main issues is making sure you are paying hotel taxes (state level + county level + city (if within a city limit)). Registration or other permit requirements, if they exist, are normally specific to each local & no broad brush requirement can be applied other than hotel taxes.

Lastly, regarding entry requirements, you'll probably need some base level of amenities to drive traffic to your STRs (i.e. game areas, hot tubs, fire pits, etc...)

@Donald F. Hi Donald- perhaps I missed it or can’t see the detail via my phone, but what locations are you interested in? Sounds like you want to be hands on and geographical proximity would be somewhat imperative. I’m also chasing this market.

Spoke with them as well. Was quoted around $15k. Determination according to them is based on how many months it takes them to work up a plan (2 months in my case, since I am getting started and want the right foundation from the get go). Once you pay the fee, you are essentially a part of the club. Hourly for special consults or projects. Approx $1000 for a tax return. They ‘guarantee’ you’ll make up the initial fee in the first year or two and get a tax savings of 10-40% in general.

I too am thinking of pulling the trigger but I requested a couple references and a list of deliverables for that large fee. Having trouble getting that detail at the moment. Asking multiple times. Working with a guy named Kirt.

It appears there is a level of structure planning includes.

I have read Tom’s book and liked the content.
