Partner with Operating Experience
It may not be the best idea to try and find a partner on the internet. However, would anyone with cash/operating experience (that would qualify for commercial financing) be interested in partnering on a deal together?
I have cash and depending on the size have a few friends with cash that can also contribute (Appx 100k from myself and each friend?).
I’ve been looking at a number of seller financing deals because I wouldn’t qualify for commercial financing (been looking mostly at multifamily and RV park deals in the Southeast US).
The other thing to note is that if anyone is interested, I’d like to purchase a cost seg report on the property, as well as manage the property on my own through the end of the year before hiring a 3rd party management. This is because I’m looking to accelerate depreciation on the property to be taken in the first year (bonus depreciation) and offset it against my active income.

This is definitely a dangerous idea. I just read another post yesterday where an investor found an online "expert" that was looking for funding on a new deal. He had a solid podcast, YouTube videos, a website, and everything looked legit. They loaned him a big chunk of money and he defaulted. Then they found others with the same experience. This guy looked good but has probably scammed people out of millions.
I think the best thing to do is build a relationship with someone before partnering. You can do this through local meetups and networking with other investors.
Another option is to invest with large investment groups that are proven legitimate. Examples would be https://www.derosagroup.com/ or https://www.wellingscapital.co... I'm not pushing you to these particular investment groups, but both have a long presence with BP and are well-known. You could invest in something like this and get a good return on your money without any of the effort.
