Im with the naysayers on this one. What benefit is it too you getting all the money upfront? Keep your life simple and just tell them to give you the money monthly. If it just so happens they are international students its no big deal for the parents to send/wire money in this day and age from basically any country. If you do want to meet at a middle ground then have them pay you quarterly (3 months at a time). That way parents dont have to wire money every money. and you are not on the hook with them for a years worth of money.

maybe she is trying to find some one that is can be fooled and oesnt know better or have access to data like comps in order to get her inflated price for a house in as in condition???

As a long time renter having lived in Miami, San Antonio, New York, San Francisco and San Diego, i can speak from experience that the increase youre contemplating would upset me and make me move. In addition, i wouldnt sign into another year or two year lease. After the 1st year is up it converts into a month to month. If you try to force me into another year contract with a rate increase then i would probably leave. If you want me out... fine in 30 days im out but who knows what kind of renter you are going to get and how long it will take to fill the vacancy. Or you can work with me as a good renter that pays the rent on time or a few days early and raise my rent minimally or not at all. The benefit of keeping me as a good renter for another year is you dont raise my rent... thats the trade off. After Next year we can talk rent increase and not more than 10% unless you can show the market is tight,  smoking hot and your property is undervalue.

I guess what I am also finding very confusing is anyone looking to buy a property in the Minneapolis market could easily find this listing on Realtor.com so why are you listing it here to investors when it can easily be found just hitting search for MN properties in realtor.com

Im a bit confused. Why are you a realtor located in Ohio offering a property on here that is being offered by a Minnesota realtor on realtor.com for the same price of 169K??? Please explain the logic?

First off, I want to say thanks for all the replys. Brandon Turner had suggested I ask this question on the forums as someone would be able to answer. This forum is a great community of investors. I'm so happy to be a bigger pockets member!

What about guarding against people possibly getting injured on your property? Do you get separaye liability insurance for properties or is that actually encompassed under the umbrella policy or landlord policy?

And just so I understand correctly, in San Antonio when you pay the water bill it covers sewer also?

I didn't get what you mean that electric and trash go together. Isn't the electric company and city trash collection separate? Or does the city include trash on the electric bill?
