Cash Flow is going to be the hardest to find, Appreciation all day long on properties in SoCal, and Tenants will be totally dependent on how well you screen them. @Jordan Graham gave you some very good places to look into, I personally like the La Mesa / College Area and Barrio Logan for investment purposes. Are you planning on Househacking the SFR and renting out by the room? That would be your best bet for cash flow.

@Andrew Freed basically laid it all out. You could look on craigslist as well for rentals and contact the landlord. I currently drive to a few different neighborhoods in SD that I am interested in investing in, when I come across a property that looks like no one loves it anymore, I write the address down and then hit the Tax record site - https://www.countyoffice.org/c...

I get as much info as possible and reach out to the owner to see if they would be interested in selling their property.

@Gretchen Guarino exactly what I want to create. A usable outdoor area to congregate and enjoy some time outside, just didn't want to spend the cash if landscaping doesn't add value.

Good Day BP peeps, 

I am new to the landlord game and just closed on a duplex in San Diego two weeks ago. I am living in one unit and the other unit is tenant occupied. I am looking at ways to increase rent value and was thinking of doing some landscaping. The Property has an Alley, and the 2nd unit's front door and yard area face it. The yard area is completely open and gives no privacy, plus it's just a dirt patch right now with chain-link fence that separates the property line. I was thinking of adding a wood fence for privacy and putting some pebble rocks down. I am not sure if this is a good use of funds or not and will it add to my main objective which is to increase rent value? Looking for advice and suggestions from any and all landlords.  

@Alex Alvarez and @Joel Milnes, I am in somewhat the same boat. I just closed on a Duplex where I will be living in one unit and the other unit is already tenant occupied. They are currently paying below Fair Market Rent, I want to raise the rent to at least fair market, which will be just a bit over 10% increase. A little nervous doing so though, fear is that the tenants leave and I can't find another tenant to rent to. Yes, definitely new to this landlord game. Also debating on whether or not to do some landscaping to the place, will it add to increase rents? is it a good use of my funds, interested to see what others have done or to say.

Rod,

I was introduced to this world by someone I met surfing, he told me about Rich Dad Poor Dad and how he just followed what the book said to do. I started that book back in June of this year, after finishing it, the first thing I did was invest in myself and bought a crapload of more books. I quickly realized that I had to educate myself and gain more financial literacy, so I could at least learn the lingo and know what I should be looking for and how what members are key for your team. Found out about BP from Josh and Brandon's book "How to invest in real estate" signed up 2 days ago. 

As Randy said, it's not going to happen overnight, I know this, so I have set myself small realistic goals that should put me into my first RE investment Purchase hopefully by the end of the year. I look forward to following along on your journey Rod, and who knows maybe we'll work a deal together in the future. Hell Yeah!!!!!!!!

Rod, don't go away, I am in the same boat as you, I am just starting out, and have no idea of what the hell I am doing, but your question and Randy's reply has given me a much better understanding than I had 15 mins ago. It's a small step but it's progress, have you thought about Wholesaling the house? Anyways, great first step and they say the first one is the hardest one.
