Quote from @Stephan Shenk:

I'm new to real estate investing but I have a strong construction background working as a Senior Superintendent for a large contractor. I live in Jacksonville, FL but work up in Savannah, GA. I'm trying to find groups of like minded individuals who know the local markets where I live and work so I can start to grow my contacts. If anyone knows any good real estate agents/ contractors/ lenders/ social groups or perhaps another individual in my same shoes lets meet up and see how we can help each other.

Hi @Stephan Shenk  I feel you’ll have little problem making connections with you background and living in the area

I’ve recently joined a couple fb groups, Jacksonville FL properties and Jacksonville RE investors group, which have been excellent online communities. I’m looking to get my first property in the Jacksonville area so am in the same boat learning and making connections!

Good luck to you :)

hey @Wilfrance Pouyes congrats on the property under contract!

I do not have any personal connections in that area however you can go to the 'Network' tab here on BP and then 'Contractors' and drill down to get a list for your area.

hope this is helpful and have continued success on the journey :)

hey @Mark Long Jr and @Shawn McCormick thank you for putting this out there!

My family is in the process of moving back home to Orlando and I'd love to join the CFRI to network, learn, and offer my sweat equity to acquire our first property this year

Hi @Paulette L. happy investing! I have worked a little with Prime Lending here in Ca (moving from bay area to central fl here soon actually). They were really responsive and helpful for me going after my first investment :)

Also if you look under the 'Network' tab, here on BP, you'll find 'Mortgage Lenders' who are more than happy to connect with you and walk you through the process.

Hope that is helpful and good luck on the journey!

@Allan Szlafrok We can help you find multi families depending on what goal you are searching for.. Sometimes depending what your goals are exactly you might have to search on the outskirts of Orlando!

thanks in advance for your thoughts!

@Hannah Taylor thanks for getting back - i am looking in Orlando FL area

Hi .  While you may not find a loan for only 1% down, you may be able to acquire grants that will help lower your closing costs or down payment.  For example, my lender was able to give me $18K in grants which brought my closing costs down to less than 1%.  Additionally, I work for Trelora, a full service modern discount brokerage that provides cash back rebates to buyers at closing.  Therefore, if you work your cards right, you would have very minimal closing costs!  I’m happy to chat more if you’d like to hear about what Trelora can provide. Feel free to message  me here!

Hi @Hannah Taylor was curious if you could expand at all on the specific grants you were able to utilize? I know it likely differs state to state but just wanted to get a general idea if possible :)

hey @Jackelyn Lee it would just need basic touchups, polishing the floors and painting the walls
