hey BP team - have a potential cash flow property in toledo i would appreaciate getting get thoughts on. 

address: Stickney Ave Toledo OH 43608

asking price: $18.5k

current rent: $500 (lease up in april 2022) 

expenses: $300~

not sure if property can get much more that $500 in the area for next resident and potential landmines on a property this inexpensive are bound to show up

hey @Hugo Rodriguez i see the property in canton unfortunately did not work out - i know this was a while back but could you give some insight to that area and why you choose to look elsewhere?

hi BP fam - recently starting taking the steps to really get in the game of re investing i.e., creating a criteria, studying a market, making connections in market (realtors, lenders, etc) and I've determined I still need about six months of saving/paying off debt before we are really to purchase

in the meantime I do not want to just sit on my hands. is there anything i can do to provide value to any experienced investors (bird dog, etc)? would be helpful to know if they are things we can be doing that works towards getting our first rental property while saving money.
