Call Sonoma County legal aide seven 0seven, 54two -129zero I don’t care what they claim is in your work contract, improper notice is improper notice and should defeat the eviction. AntiEviction act... Not legal advice.

I totally agree with J. Harvey. You agreed to the concession to reach your bottom line of selling that property. I don’t think you can fault the guy for reaching his bottom line of keeping his OOP down. Had your wife not been privy to that information you probably still wouldn’t know and likely be very happy to be at your current stage in the deal.

Previous responses are accurate. These aren't childhood friendships you are trying to maintain, this is a business dealing that requires legal remedy. In addition to filing the paperwork for eviction, you should really consider hiring a property manager. 

People that become landlords have to consider that rent collection/ eviction is a difficult process (with the wrong tenant) and there is no shame in outsourcing the work.

I used to work for a Habitat for Humanity and the ED at my location would pay a local man to sleep in the home at night as a method of protecting the property against people coming in to steal the copper pipes.

My question to you is, how do you secure your properties when renovating in areas that aren't the safest?

I was skimming an area forum and saw a young lady had posted, looking for section 8 housing in Bensalem that allowed pets....

In response to her post, someone stated that by having her pet registered as "emotional support" that they are equivalent to a service animal and exempt from the no-pet policy. I can only imagine that there is specific criteria that both the tenant and pet would need to follow - not just "hey, i feel sad when my dog isn't around..."

I see so many different methodologies that it's difficult to identify which makes the most financial and situational sense. So here goes... I've got about 10K cash, excellent fico, great DTI. I earn about 80k between two jobs, one of which is for a mortgage company, so I'm fairly knowledgeable about certain mortgage related concepts. I'm also in Morrisville, Pa - originally from south Plainfield, lived in Newark for about 6 years before relocating to pemberton and then trenton. For the life of me I can't seem to figure out which way makes the most sense (for my situation) to make my leap into RE. I'm really considering just using an agent to buy a 3-family that needs some TLC and then working the 203k avenue. I mean, it seems "doable." Perhaps it's the numbers (of course it's the numbers). Should I save more money 20k-40k and stretch out my timeline? Should I take my 10 and put 3.5 down now? I really like the trenton area and I see that parts are redeveloping.... If I use a 203k, will I be mortgaged at new appraised value or at purchase plus repairs? Will I have to use licensed contractors or will I be able to do any work myself (a skilled relative)? Maybe this is too many questions for this one post. Perhaps I'm just feeling a little over ambitious (which is customary since I don't often fail at things... lol Thanks in advance everyone, the support and responses here are invaluable. Plus some of you are really quite strange and it helps me to remember that everyone with good business acumen "ain't always a good guy" (but that's another topic)

I can provide as many details as needed to get well rounded feedback. In love with a house in my area that's a fully occupied 3 family, the numbers look great. Since I'm going the way of FHA financing I'm thinking it's not doable given I can't live there ... it's fully occupied with newer leases on long term tenants. Should I just squash this idea altogether since I need to find a place that I can live to fulfill that requirement? I feel like this is a super silly question but here goes nothing.
