I'm curious @Evan Polaski as to how you're mitigating the difference?  Will you wait until the lease is up or is your tenant that good and you don't want to force her out for possibly a horrible tenant?

I can't recommend any books unfortunately but I've gained a ton of value from watching Matt McKeever on Youtube.  Especially Kasey Wong's videos.

The market will make a come back like the 2007 NYC Giants with :39 seconds on the clock.  It's not like we are at war and even still, we've bounced back.  I'll agree that operations will adjust in the foreseeable future but nothing drastic.  BAU will be here in a matter of weeks/months.

I would advise that you reach out to them directly on their social media platform.  If they don't answer, build up your own social media and have them as a guest to get the answers to your questions.

You know, I would like to have these hard decisions in terms of evicting or not.  Actually, let me take that back!!  I'm glad I don't have this to be concerned with as I'm a very understanding and just person.   Someone could use this situation simply to take advantage of me and I would be none the wiser.  If a tenant starts crying... please don't start crying...Oh my goodness...That's when my heart is even more deeply involved.  I might say, "It's ok, you don't have to worry about paying, ever again".  That's why we hire PM's, am I right?  We all don't have what it takes to evict someone.

Hey Su-Su!  Ask your PM for a company to use.  That's why they are there to assist and use their resources.  If that PM can't assist then open up the yellow pages and let your fingers do the walking.

That sounds like a *blanked* up situation.  If this continues to occur on a larger scale, I'll wager $1000 on this being heavily regulated in the future especially with more and more inexperienced investors jumping into apartment syndication.  I don't have a track record as of yet but my core values and morals won't allow me to wrong a person out of their money as I've been scammed for over $7000 and I know how that made me feel.  Plus, I'm still in litigation now after 2 years.  Continue pressing forward because there is a rainbow on the other side with a fat pot of gold aka your money.

I'm not sure unfortunately.  I used a Heloc through Navy Federal!!  They were able to qualify me for the loan quickly.
