Would you invest with a Sponsor with no track record BUT has a mentor with over 28 successful syndicated deals?  Extremely trustworthy and sharp with over 5 years of experience in wholesaling and flipping but new to syndication.  I trust him but what would you do?  Would you entertain a listen or pass based on a lack of experience?

The Covid situation is temporary so treat it as such.  Don't make any assumption just put it out for rent and let the market decide.  People still need a place to live as things change from day-to-day.  Like you said, full steam ahead.

@Kyle Kline and just like that you scaled to 5 properties @ 73k a door where people are stuck on trying to find one.  Now aren't you glad you listened to your wife?  Let's be honest, all the great ideas start with our wives, when we're out with the fellas we take all the credit.  Lol!!  

Great job on your success and hope to see you investing in Ohio.  I know everything didn't go according to plan so give us one story of a lesson learned. Thanks KK

Super easy way to find an agent for the area, create a new thread with that exact question.  You'll get a reply but I would suggest going with someone that recommends another agent.  Not someone recommending themself.  It doesn't mean they aren't good, I've personally had better results through recommendations.

Yeah, agency debt right now is crazy!!!  I heard they are looking for 18 months of reserves.

@Susan Tan You are a warrior, to say the least.  Understanding everything that's going on you hung in there and made it happen.  I'm always proud of another's success on BP as it encourages others to go out and do the same.  

The property in Ohio, what city is it located?  Did you pick that property based on the school district or other reasons?  What's your next move in Cincinnati in terms of investment?

@Jonah Cervantes People are answering your question as to what markets they are successfully investing, but don't get it twisted, because that's their success and you may not have the same success.  If you notice there is a pattern where people are saying they invest, they also live there.  As I mentioned, it doesn't mean you too can't be successful there but there is a small bias.

So do your own market research, look at the actual data, market growth, population, rent control, job growth etc.  I'm not a student or paid marketer but Neal Bawa offer some great FREE advice on how to pick a market. Now, I am a paid sponsor to anything that's free.
