Hey Cecilia, I had no problems at all either...after 2 pay stubs, I was good to go with FHA! The one caveat was that I couldn't be in any probation period at my FT job (some jobs do that in the first 90 days for employees across the board). So depending on how your job answers that question when the mortgage company calls; otherwise, you should be fine.

They were also easily able to use 100% projected rental income in a vacant building to help me qualify for a larger mortgage.

The main thing they said would be a concern was gaps in work history after college graduation.

I have asked an almost identical question before and have had the same concern.

I guess I just decided that "it is what it is" and I won't make it overly obvious that I'm writing the blog. My blog only has my first name and last initial, so a tenant would only make the connection if they recognize the picture of the house they live in or found my picture/last name here in BP. In any event, I'm not too worried about it anymore.

It sounds like one of the few solutions is in taking equity (HELOC) out of investment properties to use as down payment for the next property? Are banks willing to give equity on investment properties or is that an uphill battle as well?

Has anyone heard anything about Schwab Property Solutions based out of McHenry, Illinois? They posted an ad on Craigslist locally here in Milwaukee looking for property scouts, just curious if anyone has ever worked with or scouted properties for them. Their website is workwithsps.com

I'm by no means an expert, BUT I would recommend you taking a look at squarespace. I have had a website on squarespace for about a year and only began blogging a few weeks ago, and I like it. 

I think setup is professional and very visual, so it works well for showing off pictures or your portfolio ( i know alot of artsy/creative people use squarespace).

Its also easy (can get website going in 5 minutes) and affordable (2 week free trial, then $100/year)
