@Ed Riggenbach , Mark Freding, 414-758-8374, might be a good resource. He has been a licensed architect for over 20 years and does alot of freelance with smaller projects. He also has experience working with city, so he should be able to help.

My wife and I were just discussing this idea today. Use the tv as an enticement. I mean, people have their priorities totally out of wack... if you raised rent by say $50/month over market and included a new flatscreen tv (and even explained why rent was so high), I know people in my neighborhood here in Milwaukee would be all over it...

Maybe you could even tell them that if they stay in the house for 12 months, keep it clean, AND pay on time for those 12 months, they could keep the tv when they do leave. An extra $50 a month in rent is $600 a year, almost double what it would cost to buy a brand new 48" in tv.

However, I totally agree with @Jon K. ...it would say specifically in the lease that if the tv breaks or anything happens to it, you wouldn't fix it, its a privilege, not a right.

@Ian Crane how did the TVs/signing bonus end up working for you?

@Wayne Brooks , so obviously that was annoying, BUT is the main reason why because of the commission? (which I have no problem with...you did the work, you should get paid)! 

@Wayne Brooks , is there any way to negotiate with the owner directly inside of the offer? How can seller financing also be worked into the equation? Can you share your perspective? Thank you!

There's a duplex that I'm interested that looks like a candidate for seller financing. My realtor showed me the house. I stuck around and started talking to the tenants: They spoke of a older guy possibly looking to retire and thus, begin to unload his portfolio, and the tenants gave me the owner's contact info. 

I would like to negotiate with the seller directly, possibly for seller financing, but my realtor told me not to negotiate with the seller outside of the offer. 

Does it sound like the realtor is telling me not to negotiate outside the offer because he doesn't want to get cut out of the commission for the work of showing me the duplex? Has anyone else been in a similar situation with a realtor?

I guess sometimes it seems that agents just want a contract signed (and thus get paid) when I want to work in my best interest :) and get creative...
