@Roberto Gutierrez Thanks for the info Patrick! Definitely helps! Are you familiar with the Woodbine area? I'm sure you are since you live in Nashville. Any ideas on how much reno cost are in that particular area? Whats the average ARV? If you don't know just thought I'd asked.

Hi BP,

I currently live in the Nashville area, and would like to have an idea of what's a good flip deal to you? Such as, what is a good cap rate, ROI, etc., to you? Now this specifically isn't a question just for Nashville investors. I would like everyone's input on what's a good deal to them, & why? BUT, would also like to know what Nashville investors are looking for in a flip as far as a good deal.

I've been looking for homes on the MLS & would like to have an idea of what more I should expect?

@Adrian Becoat This was great info! Although its going to be time consuming, I guess hand written letters are going to be more highly effective. What resources are you using to find your seller prospects phone numbers? I am currently just using tax records but as you know tax records does not show owners phone numbers. The "post it" note idea sounds interesting. I may be using this strategy. Thanks for the help!

@McKinley Crowley thanks! I too was also debating on wether to use yellow letters or a regular hand written letter. Several people on here have said that yellow letters are very effective though.

@Allan Rosso Yea, my list up to this point isn't too big. I did find these homes driving for dollars but I was also planning on buying a list on Listsource for  OOP and specifically target them as well. I have looked everywhere for phone numbers but have yet to find numbers. Only owners current address on tax records. But thank you for that info! That's actually something I was looking for to give me an idea. I'll make sure to tweak it a bit to not use your exact letter, but this sounds great!

Hello everyone, 

I am starting my direct mail marketing and have a few questions for the ones who've been successful in it so far. I am planning on targeting vacant homes and have already found a few around my area. I have found the home owners but cant seem to figure out great content to write on those yellow letters. 

Si I guess my question is, what is it that you all have been putting in your yellow letters and what has been successful for you? I am looking more for "call to action" content and something that would trigger a motivated seller to pick up the phone and call me!

Also, what have you found that hasn't worked for you and how did you make it work? Just looking for the right things to say that can be effective.

Before you say it, yes I know stupid question probably, but how did you come up with that 10% response rate? What calculations did you use to find out a 10% response rate with 50 letters. Thanks in advance.
