Hi BP, I have questions that I may be thinking to hard about but just want some clarification.

1. When comparing (CMA) multifamilies, for example a duplex, do you compare them to other duplexes? OR single family homes that have the same amount of bedrooms & bathrooms one unit has?

2. In order to get the ARV, what if the only comps you find all needed work to be done and all of them were in a bad condition so they sold at a low price, then how do you figure out the ARV of your property?

@Jason S. Hey Jason, at some point I also needed a way to fund certain deals and had no money. But I was determined to find someone who can help me fund them. 

I started going to REI meet ups around my area and started to get to know people with money (they're always the quietest ones in the room, in my opinion). I began building relationships with them by taking them out to lunch, talking about Real Estate, and just asking them if they would be willing to fund deals for me if it made sense. And it worked!

I currently have 3 partners that I can count on if I find something that makes sense for both of us, or in some cases, all of us. Its all about building that relationship and keeping it! Bring value to them, and the money will come to you.

I agree with @Jay Hinrichs the days of driving clients around are over. I've been an agent for 6 months now and have worked w/ several clients showing houses & only one client has sat in my car. The rest have always met me at the home location. I would stick w/ the van, keep it clean, make it smell good and you'll be alright. 👍🏽

Nice project! Made this house look from a 1 to a 10! Congrats! Can you tell us how you financed the deal, as well as rehab costs? 

Congrats on your 35k! Hard work pays off. The best part about it all is that you gained a lot of knowledge, which is the important part. I'm currently working on my first deal now!

@Mona Barteau Welcome to BP Mona! Also congrats on graduating grad school, very huge accomplishment!  If you want to start networking with other investors and building connections I suggest joining REIN (Real Estate Investors of Nashville). They're a great way to start networking with like minded people and can benefit you in your investing career. Also suggest joining the facebook group of REIN. 

As far as books, Rich Dad Poor Dad by Robert Kiyosaki is a great way to get you even more pumped about passive income. Thats the book that started it all for me.

Congrats! Looks like you put in some work & best of all you saved money doing it yourself. Good work! How long did you hold the property before you flipped? Or are your tenants still renting?
