@Michael S.I took your advice to heart when deciding whether to purchase in Hazel Green.  And (hopefully) this property will be less sensitive to market corrections, as you mentioned.  Maybe I'll look again at Hazel Green in the future since it seemed like a lot of people felt there was upside there, but you asked some tough-but-fair questions that I'm also curious to hear the answers to.  All in all, I feel like Madison is a good fit for me to get my foot in the door, build my local team, and get to know the local market better.


Curious, did you eventually invest in the Hazel Green area? How did your 4BR SFH do in Madison proper these last 2 years?

@Renee Yarbrough hello, were you able to get a reputable contractor for the Clarksville area? I currently live in Murfreesboro, TN and looking for my next investment home in the Clarksville area since prices are a lot more affordable than the Nashville/M’Boro areas.

@Gail K. Great list you have here Gail. This really helped me as I am a new landlord myself. I do have a question though? Do you change your padlocks to your storage sheds every time a tenant leaves?

Hi BP,

Im having some trouble analyzing a duplex if I LIVED in one side and rented out the other. The calculator is easy to analyze and plug in the numbers if you were renting out both units, but what would be the easiest and simplest way to analyze a deal accounting me living in one side?

It varies by state. In Ohio, it is legal to demand your property back for any reason at all with the proper non-renewal notice at the end of the lease term ( or 30 days notice for month to month lease or oral lease). It is important that the notice be written and delivered before the start of the last month-- if you want a month to month tenant out at the end of August, you must deliver notice BEFORE August 1.  I don't think there is anything unethical about wanting your place back for your own use.

Hi Jill, does the 30 day notice have to be a legal document written by an attorney?

@Michinori Kaneko I have a lender I work very well with that is also a business partner who can get me about a 4.8% interest so to answer your question, yes under 5% interest still exist. Lol just dont know how much longer. 

Also  I was accounting the 25k for the side that wasn't  fully updated. But thanks for the info! Greatly appreciated.

Hello BP,

Ive analyzed this deal I've found on the MLS and am kind of curious on why its still on the market? It seems like a good deal to me, but it also seems too good to be true. The price in the report is actual asking price on the MLS. I am also using an FHA loan and my own money for rehab.

Am I do something wrong here? Again, it seems like its too good to be true..
