Hi friends!

Trying to assess when it's time for us to set up family trusts/new LLCs/registered agents etc...obviously it's a big cost, but makes total sense. So far, we've pieced along different elements of this (different tax person each year, no LLC to one to now 2 this year, haven't yet used a bookkeeper...)trying to streamline systems and have a solid foundation for our fairly new and growing real estate portfolio.

Who has used Royal Legal? If so, have you been happy with them? Any other companies people in the BP fam have used that you like? And/or any advice on when it's the best time to drop that kind of coin on structure set up vs. just having a couple LLCs in the beginning.

Where's all my OK agents at?! Another question for ya...I am looking to get my license in OK. I will predominantly be doing deals in the Broken Bow, OK area. I'm a new investor and just getting started on the path. I will be doing the work online (not attending in person)-who/what company would you refer me to for getting my initial licensing?! There are so many to choose from....are they a dime a dozen or does anybody have any insight into one that stands above the rest?!

Post: Need help getting a tenant

Hello BP fam! I have just taken ownership of my first ever duplex! Whooop whoop! One side has tenants in place, the other side does not. Using the agent who helped us close to get renters in...but, it's been almost a month into owning and we haven't had much traffic. The duplex is in Dallas, nearby some medical stuff and only a few minutes from the popular street with eateries/bars for SMU students. Thus, a great area! It's a 2 bed, 1 bath unit. Our agent got it listed on the MLS (but didn't have a for rent sign out, didn't confirm on Zillow that the property is live, etc), doesn't seem to be being too proactive. This is challenging as apparently the typical protocol there is "first month's rent" that she'll take.

We had a thought about turning this into a short or mid-term rental due to the area (and the research we've done shows that's a good path, obviously with more up front cost for furnishing and a bit more work with securing cleaners, etc). But now it's sat vacant for a month (that did allow us to touch up the exterior and address a few items that needed enhancing, so looking at the positives, that's gotten done). Does anybody have suggestions for getting more traffic for a long term tenant and/or a real go-getter agent in the Dallas area that you trust could help get this done?!

Hi all,

Just bought a duplex in Dallas, first ever true investment property! So exciting! And scary ;) 

I need to get one side rented...who has thoughts on doing a long term tenant versus a mid term? Would love some insight. 

Also, has anyone used Avil (it was advertised on BP episodes)? Seems like a great company. Would you recommend using that and a property management? I know there's varying opinions on self-managing vs. through a company...we are planning to try it out ourselves initially since it's only 2 units. And what about a good home warranty company anyone would suggest (is that worth doing)?
