Need help with managing my first property!

Hi all,

Just bought a duplex in Dallas, first ever true investment property! So exciting! And scary ;) 

I need to get one side rented...who has thoughts on doing a long term tenant versus a mid term? Would love some insight. 

Also, has anyone used Avil (it was advertised on BP episodes)? Seems like a great company. Would you recommend using that and a property management? I know there's varying opinions on self-managing vs. through a company...we are planning to try it out ourselves initially since it's only 2 units. And what about a good home warranty company anyone would suggest (is that worth doing)?

A couple of suggestions:

1. require renters insurance from the tenants

2. work with an experienced real estate attorney to draft the lease.  

3. contact your agent if you plan to allow pets.  Find out if there are any restricted breeds of dogs that you need to avoid.
