As seen on the picture (14 houses right behind). I'd clean the land, slicing in 14 and resell to each owner to extend their backyard?

Hi! @Robert G. I totally agree with you. I'm looking for my next investment in Florida but I don't want to go far from my area (Dade /Broward), is there any are in Broward that you think numbers could be better for condo rentals? I will appreciate your advice. Thanks J

I like the idea of charting past HOAs, probably I can forecast something and good point Nick, jumps in HOA and correlate it with the cause may predict future behavior. Thank you!! Probably I'm overthinking this because my lack of expertise on real estate. Probably I should put away my statistical software and hire a mentor. Thanks! Again

Hello BP!

                  A friend sent me the following opportunity;

Miami Condo: 2/2 in a good area with excellent rental market.

Asking Price: 70K, good condition

Monthly Rent: $1,300

NOI: $635 (After HOA, Taxes, Maint, Insurance..)

HOA: $212 (No special assessments), building is from 1979

Investment proposal : Buy and Hold (15 yrs) 

I was wondering if is there a way to forecast HOA? or measure long term risk. When you guys evaluate if a deal is a real deal, how many of you guys measure long term numbers?

I understand that single Family homes are much better investment than condos, but Miami has a huge price gap between them, for that reason beginners investors like me are attracted to condos. Any input will be appreciated. Thank you!! J

I couldn't do a good research but the auction was for an HOA lien. I couldn't see if proeprty has mortgages. Then it was sold for 113K minutes later. Thanks!!! again
