Hi, I'm looking into McAllen Texas. For those investing in the area, what's the price point and strategy that you would recommend for someone who is planning to move into the area. Is it pretty crowded/competitive there?

Hi  @Arianne L. I came across your post here. Did you and your husband do any work in Gainesville? I used to live there during elementary and middle school. Moved back to the US after college -- staying in California where I started my real estate journey here. Looking back at Gainesville though and wondering how you did!

When house hacking, is there a limit to the cost of the SFH that we can adequately house hack? I see that you are currently house hacking in Folsom from your bio— we were also looking at housing there especially the new builds below I50. At what price point do you think house-hacking starts falling apart?

Thank you for the input Melissa! Gotcha— I’m feeling that the hard part is being patient. We want to get into other aspects of real estate investing and be active so we’ll have to find other avenues outside if our personal property then!

@Trenton Norgaard Thank you Trenton! Listening to the episode now. Yes your view is spot on. I've been looking at multiplexes as the primary way to get cash-flowing properties, I'll rethink that and focus more on how I can analyze and find cash-flowing SFRs. 
I also need to do research on what it takes to purchase a second property. I might be missing some key steps to prepare us financially for two housing loans. Thanks for the tips, I really appreciate it!

@Ranjit Sandhu thanks for the insight, and appreciate the honesty! Yes, we do feel like we could be making a mistake as well if we sell and move out right way-- especially since we don't have rehab/renovation experience to back up purchasing a fixer upper safely.
If I read your response correctly though, If we are able to find a place to move -- if it's outside of Roseville/Rocklin, which we're willing It might be worth a shot with the right property?

4br/3ba - 2,300 SQFT -- Class A neighborhood

Home value is 640-670k

Original loan was $485,805 at 2.875% interest w/ FHA Loan

Current Loan balance $476,323.69

Current payment $3,078.76 includes PMI

Renting 3 rooms for $3,000/mo

Currently househacking, staying in the Master BR. Should we sell this house & buy a duplex/fourplex, refinance it, or stay in it for 1 more year to eliminate tax?  I would just like to hear what other members would do in this position, I might not be seeing something that's better we could do.

Me and my wife are now one year into bigger pockets! 
We bought in 2020 last year, first home, we really wanted to get our feet wet with real estate right away even if it was just going through the process of buying a house! We're now 1 year in and we're reassessing our situation.
It seems like our achievable next goal is to buy a duplex or a 4plex & continue house-hacking that specifically to travel nurses within the Sacramento / Roseville / Folsom area.
OR sell & move to another state if that gets us to our goal a lot quicker & safer! We feel like we're at a crossroads and we're willing to do what will help us get started on this real estate journey! 

If we stay in California, It looks like if we can sell the house, we'd be able to use ~$130k to buy a property up to $600k with a 80/20 loan -- hopefully a 4plex / duplex. We're aiming for rent rates @ $2,500 - $3,000 /mo for a 2br 1ba travel nurse target (half a duplex).

Hi BP Family, 
Looking for tips on good vs. bad layout/floorplans for an intended house hack. 
We're looking at an SFR house hack (4-5BR) here in Roseville, CA. I'm assuming that more bedrooms, more rent, better chances of a house hack success but wanted to hear from people who have done this before.

Based on your experience;
- What floorplan/layouts work well for a SFR house hack?
- Bed to bath ratio (What's the situation like with 2 Single BR tenants sharing 1 bathroom?)
- In-law suite (with small den room) vs. 2 separate beds sharing one bath
- What's the max number of separate tenants you recommend in a SFR (car parking issues, daily life routines etc.)
