A newbie looking to wholesale in my area.

Hi Everyone. My name is Khang and I am looking to start my wholesaling journey in the Sacramento, Ca area. I am really new to wholesaling and would like to have some guidance.  I have been looking in zillow and finding some foreclose houses. It is listed by an agent. I am able to find some owners information but have not contacted them. Is it possible to wholesale houses that is listed in Zillow by agents? What are other ways I can generate leads for potential houses? What are the steps that I should take to be able to wholesale these properties?  Any tips would be appreciated. Thank you for your time.

Hey Khang, welcome to the investing world! Wholesaling is a great way to get into the industry, I am a Realtor based in Modesto but have contacts and work in Sacramento frequently. If you stumble across any deals, I have investors positioned to purchase so feel free to share them! The best thing you can do to familiarize yourself with the fundamentals of wholesaling is to purchase some books and read them, Jamil Damji has a book on this at the BP store! You can also find a ton of them for under $15 and check out thriftbooks.com. The podcast episodes for BP number 12 and 37, and the business podcast episode 15 are good resources. Youtube also has no shortage of offerings on this subject. Zillow isn't always the most up to date with their listings, I encourage searching for listings that are FSBO for potential leads, driving for dollars, and going to local REI meetups!

Action step number 1: Youtube videos regarding wholesaling

Action step number 2: Podcast listen to episodes

Action step number 3: Purchase a few books on wholesaling and REI fundamentals

Action step 1 - 3 completed in just one day!

Good luck!
