Post: Where to buy Duplexes

Quote from @Max Ferguson:

Anywhere is going to have duplexes. Maybe there is a statistic of what state carries the most multifamily dwellings. I would have to believe the best bets are going to be those states with Heavy military numbers. Another avenue is finding a city/state that allows the easiest conversion legislature for turning single family into duplexes. That may be a viable way for you to get a low list price. I know in Colorado Springs most duplexes will only cover the mortgage if you don't live in half, but the appreciation on the back end is the investment strategy. I am originally from Nebraska and their are great deals to be had in the Omaha and Lincoln area, however, they won't appreciate as much and taxes are a lot higher. Let us know what you figure out, I am interested in this topic as well! Thanks.

Appreciate you very much! Will definitely revert back here once I figure it out.

Quote from @Mackaylee Beach:

Ever considered Kansas City? I'd be happy to connect and discuss our current market.

Where I currently work in Tampa, we have an office in KC I could transfer to so I would definitely be open to that!

Afternoon all,

Would anyone have any advice on where to find a true duplex? I'm looking for a duplex and don't mind leaving Tampa, FL to get one but I'm having a hard time with this search. I'm running into a lot of houses that aren't actual duplexes but the agents have them listed as a duplex.

Any advice is appreciated.

Hello BP Community!

I'm looking for a mentor who has experience in wholesaling. Preferably located in Orlando, FL. I'm interested in starting wholesaling within the next few months & would appreciate anyone who would be willing to help out/give advice for starting up.

Feel free to connect!

@Brian Walsh I appreciate that advice! I know the city that I want to stay long term so I will continue to look for specific neighborhoods, etc. Again, thank you very much!

Hello BP community! I plan on moving to FL to begin my investing career. I plan on starting out house hacking. Now I am low on funds; basically broke as of right now. The issue I have is that I have to be out of my house by like July or August of 2018. I am 24. I have a gf and a dog that are coming with me. What do you think would be better? Should I find a place to house hack before I get there? Or should I find a normal affordable apartment and then save for like another year or so, and then find a place to house hack? Thoughts?

What is the average down payment you need to wholesale a house and do you also need to be licensed to get it  under contract?

Hello BP family,

What would experienced investors advise is the best way to get started investing if you have only but a few thousand dollars? I live in NY and i'm not sure if I can begin by wholesaling because I do not know if you need a license for that or even what type of license you would need. Any advice helps and is greatly appreciated.
