Yes, I agree with Scott Allen. Do your due diligence beforehand. Ensure the property is multifamily and which classification (duplex, triplex, or quadplex) it is. At times, sellers will advertise a "duplex," but legally it's a single-family residence. As a result, you cannot legally rent a duplex.


You can do your due diligence through two methods: (1) Look up the city, town, and county tax bills. It will state their specific classification. (2) Talk with your realtor and attorney.

Cleveland and Columbus are the two cities where there's a ton of Duplexes that are zoned correctly. Cleveland is your Cash flow market while Columbus is your appreciation market. You can practically throw a dart at a Columbus map and it would hit somewhere that'll make a good investment.

Hi Luther, I personally love Columbus Ohio and as someone who works with a lot of out of state investors - there's so many catalysts for why you should invest here. Specifically, there's job growth (Intel, Honda, Amazon, Nationwide, etc) and the population is growing (unlike Cleveland or Cincy). I really see Columbus Ohio as an extremely safe bet for the next 10-20 years. Plus, there's still so many positive cash flowing and 1% deals here in Columbus Ohio. Just this month, I’ve gotten under contract for my clients for multiple 20%+ cash on cash rental properties so there’s definitely tons of opportunity here. Work with an agent who not only can send you on market properties but off market as well. Columbus, Toledo, & Cleveland, OH are great places to find affordable duplexes

I would recommend investing in Mid-West where investors are not priced out. Some cities include Columbus, Indianapolis or Kansas City. You do not have to move where your investments are located. If you're comfortable living in Tampa, then I recommend you read Long-Distance Real Estate Investing by David Greene. 

One of the main points of the book is relying on a team which includes a rock-star team: realtor, lender, contractor & property manager. Each individual should be "boots on the ground" and someone who you can highly trust. I hope this helps!

 Hi Simmy. No, I am not liquid. I was thinking about using down payment assistance, as I don't have the funds for 20-25% down. I'm trying to turn my life around financially and want to get into real estate. How's the market in Atlanta? I lived there for about a decade when I was a teenager.
