Is to just start taking action. There is so many people that never make any progress because they feel like they need to know every single thing and have everything completely perfect before they get started. It's important to learn the basics but don't let not knowing everything stop you from getting started. You are going to **** up, and the faster you do the faster you will learn.

It needs to be a good deal and be in a market that has buyers.

You will probably have better luck finding a partner on this deal if you do a fix and flip instead. That way they can get paid out once its done and you can start building up capital and experience. Wholesaling would be another great strategy for you too.

The only way to find out if its a good deal is to talk to the owner. I focus on getting deals in preforeclosure before they go to auction.

1. Yes it is normally required in most states but I typically only put down $10.

2. Find another title company, not all title companies are wholesale friendly.

I'm not a lawyer and this isn't legal advice but I wholesale in 7 different markets and my LLC is just in one state and I haven't had any issues.
