Need partnership or Advice

Hello my name is Gabriel Pedroza I am real estate investmentor located in Florida. I am a newbie on these business and but I have a great understanding how these businesses work of course need to learn more. But I found my self in the situation of found great deals and almost closing but hard to found funding. I am able to probably found hard money lender with a 70% PP and 100% but the other 30% since i just starting is hard to me be able to fund since I leave check to check, simple stuff as appraisal that may cost $900.00 from my money is sometimes difficult or event and EMD. I believe I need partnership who can get me on the deal with a low percentage, but have some experience and start to build my capital. Right now I have a deal of a duplex in Florida with a PP 276k with a rehab of 40k and ARV 410k , planning to Buy and hold them refinance. But how I said the appraisal and EMD are about 5k that I dont have. Any advices would be more that welcome
