Hi Tom. Sidenote: If the way you were compensated at the old software firm was through stock and you had to realize capital gains, there's a chance you could invest in an opportunity zone in your area to avoid the taxation. There are some specific criteria that have to be met, but it might be worth looking into.  

I don't have experience in opportunity zones myself, so I hope this isn't me talking out of turn, but maybe there's something there...?

Hi Anna and welcome to BP! I would suggest narrowing down your criteria. Do you want to invest in a house, apartment, office space etc? What part of the country are you in? There are lots of resources here on BP to help you get started including the forums, bookstore and marketplace

Check your local REI to see what others in your area are doing and connect with others interested in investing.

This post seems timely because of the New Year and all the folks who are absolutely resolute that 'THIS IS GOING TO BE THE YEAR!' they finally stop running the numbers a million times, doing their due diligence over and over, researching everything they can get their hands on etc and actually pull the trigger on an investment.  

The mantra is 'I need to do XYZ first and THEN I'll be ready'. The truth is, there's always more to know and improve on. At some point, you just have to jump in. 

Next year is always coming; just ask any Padres or Chargers fan around here...

I'm a little confused by your post. Are you local to the area now? It sounds like you intend to house hack a triplex, but you're also worried about investing from a distance. Are you moving here and are trying to find out about specific neighborhoods or are you just trying to narrow your search down to general areas? 

If you're asking about specific neighborhoods because you're planning on moving here, you'll need someone local with knowledge of the neighborhood you're interested in. If you are just trying to narrow your focus to a couple different areas, then yes, the ones mentioned above are probably in alignment with what you'd be looking for. 

In terms of real estate agents with investment backgrounds, you're in the right place here on BP. Set up a Keyword Alert for San Diego and connect with those agents who are active here on the forums to help you find the right property. Hope this helps

Hi @Michael K. Smith and welcome to BP. You're right that it's hard to find cash-flowing properties here in San Diego. This is primarily an appreciation market, but you can still find diamonds in the rough if you search well enough. It's unlikely that a property you find on one of the online sites (Zillow, Refin et al) will pencil out for cash flow though. However, you will find properties on there that need some rehab and/or freshening up that you could house hack with. 

If you are set on finding a cash flowing property, you could find an off market deal from a wholesaler or work directly with a  seller to make the numbers work. Good luck!

Hi @Ryan Verbist and welcome to BP. I read your post and thought it was going to say something like you ‘just graduated college and have $100k in DEBT but want to get started in real estate’. When I saw that instead you have $100k in CASH, I was really impressed. That’s no easy feat, so well done.

Assuming your pile of cash wasn’t an inheritance or gift or something similar, it sounds like you’re savvy with your money and have made good choices thus far.

With that said, I’d consider investing some more time learning the industry before investing your money. Lean on your network there in LA to have them break things down for you. And of course, spend time on the forums here on BP reading and asking questions. I only wish I had gotten my start as young as you are. Good job

Hi @Ryan Knapp. What Dan said above is accurate. Don’t be discouraged though. What you’re experiencing is normal for this market and where we are in the cycle. Persistence is the key to success in this industry.

A ‘normal’ number of offers might not exist. But if it’s distressing for the missus to go through the ups and downs of viewing all these homes, and putting offers in, go vet them yourself. You can easily triage out the ones that are no-gos right off the bat and only bring her along to ones that might work.

However, a seller’s agent is required to act in the best interest of their client. They’re not playing games with you, they’re just trying to do their job. No different than your agent trying to get the best deal for you.
