Another Newbie Question.....

Hey everyone! 

So, here's what I have done thus far: 

Bought 1st Property

Got Prequalified 

Joined Pro 

Started Analysing deals


Now.... my next question is, how do I know when to pull the trigger? Are there any rules of thumb I Should be using to ascertain if my deal is a good one or not? Should I be using a realtor? If so, any recommendations for those in Phoenix area or Tucson? 

Sorry for all the newbie questions but thank you to those that are answering them!

@Tom Port what are your goals with real estate investing? what does your ideal investment property look like to you? Many new investors get too caught up on chasing yield to trying to replicate someone else's deal they saw on biggerpockets. Deals in small midwest markets are completely different risk/return vs deals in a major metro area like Phoenix.
