Hi @Brian McCombs and congrats on your new acquisitions. I don't have experience with Quickbooks, but I've been using Stessa since last year and it interfaces pretty well with appfolio. It helps keeps me organized by automatically uploading the documents any of my PM's enter on their end through appfolio.

Hi @Arturo Lopez. Any luck in finding someone? It has been really difficult to find someone reliable, affordable and dependable in this market. Like anything else, it comes down to supply and demand. The smaller jobs either get bid up so high they don't make sense or you can't get someone to call you back. Good luck!

Hi @Joseph Tran. There is a LOT that goes into underwriting mobile home parks (no pun intended although I'm sure @Scott Trench would appreciate it). 

For starters, you generally don't want to own the homes themselves, but rather have the tenants own them while you own the land. If this park has all park owned homes and only 5 of them are rented, you have some serious infill to work on. That said, it's a decent leveraging position to be in if the seller is motivated. 

As a first timer, this park might be difficult to turn around. Not impossible, but you'll have your work cut out for you. Happy to chat more if you'd like

@Christopher Rodriguez welcome to BP. To answer your question directly, it's unlikely to cash flow right out of the gate unless there are several things working to your advantage (off-market, under-valued, house hack etc).The key will be your ability to hang in there long enough to allow appreciation to do it's thing. With that said, $800k for a duplex is A LOT of money for a first time buyer. It's doable, but understanding the risks up front is important.

Anyone in the Indianapolis area familiar with Honest Property Management Company or their owner Annie Scott? If so, I’d like your opinion. If not, avoid them like the plague.

The name of this company should be DisHonest Property Management Company. The owner, Annie Scott, speaks out of both sides of her mouth so often, she literally can’t remember the last lie she tells you.

We bought a property from her last year and subsequently hired HPM to manage the rental for us. As we are OOS investors, we relied on Annie to protect our best interests while also accounting for the well-being of the tenants.

Unfortunately, Annie’s standards for acceptable living conditions are FAR below anything we’ve ever seen and not what we want for our tenants. The filth and accumulation of garbage she allowed the tenants to live in was something out of the show ‘Hoarders.’ It was obvious that the annual inspections her company was contractually obligated to make of the property, either didn’t get done at all or was done and never followed through on.

As we had inherited these tenants when we purchased the property, we had to keep them until their leases expired. One particular tenant (the one who had the most abhorrent living conditions of all) was renting from us for 3/4 of market rent and when we suggested the rent be brought to close to market, she refused to do it.

The total cost to rehab the property once that tenant moved out was close to $25k. Needless to say, we fired Annie and DisHonest Property Management shortly thereafter. We’re still trying to recoup some of the damages done to our property under her watch 3 months later.

Annie is a nice person. I could never tell if she was intentionally deceiving, incompetent or both though. In any event, I would never rent from her or hire her to manage any of my properties again.

Welcome to BP @Jeff Plotkin and the world of REI. Congrats on the new project! Make sure that after that 1st year warranty is up, you account for Repairs and Maintenance in your numbers. Rule of thumb is 5% of monthly rental income for R&M. Good luck!

A renter in one of my units is late on paying his utility bill. Actually, my property manager pays it each month and then bills back to him. He’s been late paying it back for the last two months.

My question is if it’s legal to just apply his rent to paying the utility bill first and then charge him a late fee for rent if he’s late paying that after? Only asking because I don’t know if it’s legal to charge a late fee for utilities, but could be wrong. Anyone have experience here? Thanks in advance!
