@Robert Johnson wish you the best in your real estate journey. Salt lake is a strong market with a lot of appreciation over the recent years. There is quite a bit of competition for deals, but it’s probably the same as any metropolitan area.

I think a good first step is to go to some of the REIAs to network with other investors and find out what’s working, what areas are better than others, etc. You can also find wholesaler lists to get on, hard money lenders, and title companies that people are using. If you need any referrals for these let me know. I’m a wholesaler and flipper in Utah so feel free to pm me if you have any questions. Always happy to help.

@Thomas Moran I flip and wholesale. Have bought plenty of properties from wholesalers. If you have done your due diligence and signed an assignment contract with the wholesaler and your going to make good money from flipping, you shouldn’t care what the wholesaler is making. He spent time and money to bring you that deal. The people saying the wholesaler is ripping off the seller don’t have any idea what the circumstances were with the seller. There are plenty of reasons why he could have got a good deal on it.

If you’re thinking about backing out just because the wholesaler is making a good profit, that’s just dumb. If you think you need more margin or you made a mistake in evaluating the house then just go to the wholesaler and see if he’ll give you a price drop. If he doesn’t, then you’ll have to decide if it’s worth losing your EM to back out. But it sounds like a good deal, so I would thank the wholesaler for the deal and go flip it

I'd be willing to lend to you on utah projects. If you have someone that wants to JV with you by putting up the purchase price money, then you just get a JV agreement that lays out the terms, the parties involved, how the profit will be shared etc. you could also open an LLC that you are both the owners of and buy properties in that LLC. If this is just a one off kind of thing I would just put together a JV agreement

Can you send me the details, we’d be interested in either purchasing it or helping you find a buyer for it. Tough to say whether finding a cash buyer or listing on the mls would better. The realtor fees definitely cut into your profit quite a bit but could potentially expose you to a bigger audience.
