@Veronica Woodke set a budget for what you will want to spend per month. Break it out between the different lists you’re going to mail, get callrail or something similar so you can track which lists are generating the most calls/leads. Answer the phone live, go on the appointments and learn as you go. It’s just about taking action and learning. I would also recommend the flipping junkie podcast, or wholesaling inc podcast. Join a Facebook group of your local wholesalers or just general wholesaler pages so you can ask questions when they come up. Find a title company that is familiar with wholesaling

@Ann Werner whatever you decide to do just know if you’re willing to take massive action you can succeed in any niche. If you want to flip homes you’ll have to first figure out how you are going to fund the deal. Are you going to use your own money or do you need to use a hard money lender (very common especially for those starting out), or do you have friends/relatives as a source of capital?

Next you’ll need start finding and analyzing deals. Get On some wholesaler lists so you can start analyzing deals regularly. It takes most people months before they find a deal and feel comfortable pulling the trigger.

If you want to buy n hold, easiest way is to have good credit, some cash that you can put down, and some proof of income so you can get cheap long term financing. Nice thing about real estate is that there are so many things you can get into. Utah is competitive but so is every market :)

I'm a wholesaler and rehabber in Utah. Happy to connect. There's quite a few meetups in utah. Utah REIA (utahreia.org), UVREIA (uvreia.com), Salt Lake REIA (slreia.com), there's a wholesale meetup the second thursday of every month at mimis cafe in murray, and an investor meetup the 1st thursday of every month at club 90 in Sandy. @Jake Catmull we wholesale in Utah, it is a competitive market, but most markets are. General tips are if you have the funds pick a source for marketing and stay consistent with it. If you are short on funds go driving for dollars, knock on doors, work for other rehabbers or wholesalers. Answer you phone live and go on all appointments
