Duplex, 7.5 Cap, %10 COC, Utah

Everyone always says deals are hard to find but money is everywhere, so when I found a great duplex here I jumped and now I am scrambling to build a parachute. I submitted an offer and basically have the negotiations done with the seller's agent, but I lost my job last year and my credit took a massive hit so I can't get a pre-approval letter. I'm gainfully employed now but my score is terrible. I can probably stall until tomorrow (8-6-19) with the agent, but I need to figure something out quick or I'm gonna lose it. I'll happily give away most the deal if someone can help me close it. It's a renovated, solid tenants, 7.5 cap with about a %10 COC depending on how the financing shakes out, which is huge considering almost all the properties I see in Utah right now are under a 5 cap. Please let me know if you or someone you know might be interested. I can send the analysis report on request. PLEASE HELP!!!
