@Rahul Chauhan Please keep in mind that these loans are amortized over the 25 to 30 years everyone is talking about but in most cases are shorter term loans, meaning anywhere from 5-15 years and then there is a balloon payment.  There are some good hybrid options out there that are 5 year fixed and can be as long as a 15 year floating rate for a total of 20 years.  Hope this helps.

@Sanjay Patel I agree with both Andrew and Taylor here.  And Jeremy Roll is a great resource and can be found on most podcasts, we also interviewed him on ours and I would be happy to share that link as well.  The biggest thing is you need to educate yourself first on the process and begin to network and get out there.  As you become more familiar with the space and create better relationships you will be better equipped to vet out sponsors and get referrals.

Also, I see you live in Yorba Linda.  I am pretty close to you in Santa Fe Springs, if you are ever interested in having lunch and meeting in person please let me know.  Happy to help in any way that I can.

@Brian Ciuchta Slightly off topic but I know @Ben Leybovich is looking into Air BNB units for a small percentage of his multifamily units in Phoenix.  I would love to get his thoughts on how that is going and if the headache is worth the uptick in income.  My opinion is if there is demand for it then give it a try!

@Derrick Umphlett I would love to add something but everyone pretty much covered it.  Going in cap rates do not matter as much as how much value there is.  I would buy a 2 cap all day if we could push it to a 9 cap through renovations and more efficient management.  Phoenix is a fantastic market with great fundamentals, you just need to buy right.

@Shafi Noss I agree with @Greg Dickerson on the credentials but at the same time there are a lot of PM's out there and if you did not get a GREAT feeling from your initial conversation, I suggest you move on and talk to more until you do get that great feeling.  The PM you choose can make or break a deal and you want to be fully confident they can be transparent with you.

Post: Seller will not provide bank statements in due diligence

@Chris Virgil-Stone We ended up moving forward without the bank statements but did ask them to certify the rent roll.  Ultimately, after our due diligence and the feedback from our property management company we agreed it was a good deal and that the RR was accurate.  After close everything was fine and all of the income was accurate.
