@Chance Sweat If you haven't heard of @Neal Bawa and how he selects his markets I would definitely look him up.  His use of data to select top tier markets is brilliant.  He has been on a few podcasts recently that I would highly recommend (Rod Khleif and Adam Adams).  Hope this helps!
