@Alyssa Beno look more north to the mountains (Lincoln or Conway areas). Skiing in winter, summer outdoor adventure, hiking in the shoulder seasons. More stable in my opinion, just read up on current restrictions or coming restrictions.

@Tony Manning depending on the county there are programs to help with the costs, but requires tenant income restrictions. I’ve done a few of my properties with these programs and they are great. There is a list of state licensed contractors in the state. If you have a “lead order” on the property, you’ll need a licensed person doing the work. Look up Kate Kirkwood, she is known as the “lead lady”

@Jack Hutchison hard to say. I don't see much employment making its way up there, and there is a severe lack of trades people in the area, so it has been a challenge with repairs when needed. I have a couple of projects going on there now, but might be pumping the brakes on buying anything there for the near future.

@Andrew Bosco this is great info! I would be interested in also seeing by county, since I typically invest in other areas in the state such as Sullivan and Coos counties.
