@Michael B. I don't have an answer for you but this was 10 months ago so I am assuming you already decided what you were going to do.  I am starting to get into a similar situation and was wondering what you found out and how you ended up dealing with the whole thing.  Don't know if I should let the sellers off the hook and move on or sue if it comes to it.

Kind of a bummer that the android app doesn't show the time, location or the attend button.  Had to get on the desktop to see it and click it.  Seen some info on @Ben Leybovich & @Sam Grooms deal.  Looking forward to hearing more about it.

I am interested in the same area as you Matt.  My wife and I just bought our 3rd house in Gilbert to be used as Airbnb property, so we can learn the business more locally before going outside the valley.  We also found it harder to analyze property for Airbnb.  We just had to keep running the comps on their website comparing during different times of the year to get a good picture.

@Michael Greenberg I always am impressed with those that invest at a distance and Scottsdale is a great place to do it. I am looking to spend around $300k so that pushes me out of most of Scottsdale but I'm very interested there for my second or third STR.

@Georege Mevawala I've been looking in Tempe and South Scottsdale. Sounds like you're making it happen it those areas. My biggest issue I think on STR is the analysis. Expenses are easy but it's difficult to calculate the income. Help on that would be appreciated, along with any other advise in the Tempe, Scottsdale area for sure.

My wife and I have done long term rentals and we think vacation rentals would better fit our long term plans. We figure it would be smart to pick one closer to home first to learn how and then spread out with the next ones. Anyone self managing a vacation rental in Phoenix, Arizona in the East Valley?

My wife and I are looking to buy a house in Tempe right now and turn it into a student rental in about a year.  We were looking for as many bedrooms as possible but now it looks like a 5bd isn't worth the trouble with the 3 unrelated rule. I'll probably get a 4 bedroom and I guess leave one as an occupant. But then I assume you need 1 lease. Are you guys doing 1 lease with all of them for the house? Or individual leases? With or without parents cosigning?
