@Chris Hanisco Are you under any kind of deadline to move out of your current residence? Purely from an investment perspective the returns are not wildly exciting + some have mentioned you may want to increase some of your repairs and maintenance. If you have the time you could continue to look. Longer term once you move out, you may find that having your money tied up for <8% ROI may not be best use of your money so it's important to understand what the exit plan may be. That said, the benefits of you eliminating your current rent and living in one unit may make it worth it. Other option would be to offer below asking so that the numbers from an investment perspective are more attractive.

Agree with what Immanuel said.  The cap rate should include operating expenses, not financing or major capex costs.  The point of looking at the cap rate is to understand the level of income that the property generates in perpetuity (in theory) relative to the purchase price.  But if the property is very over/under rented for example, you may want to factor that in when looking at a cap rate.  A 5% cap rate on a market rented building is a different story than a 5% cap rate on a building with rents 20% under market.

Hi,

I have not held a meeting in quite a while.  I moved out of the downtown area and stopped setting them.  I'd recommend setting one up if you can, people seemed to enjoy it!

Nearly all large institutions have an internal accounting department. You may have more luck getting in there vs a big 4 accounting firm with your 4 year GAAP (accounting joke, get it).  I think if you present your story it correctly in an interview hiring managers will understand you pursued an entrepreneurial opportunity. Also, some companies offer education assistance if you’re pursuing a relevant certification, such as your CPA. Would be great to have a company help pay for some of your credits towards getting your CPA vs paying it all yourself

All,

Putting the May event on the books for informal networking and drinks.  We had a great turn out last month and hope to keep the momentum going!  More details to come .. I'll work with the restaurant to see if we can have some reserved space, signage, etc.
