I'm reaching out to see if there is any interest in Boston to start a real estate meet-up. I find that there are a couple of networking groups that all meet outside the city and can be difficult to attend while living in the city. Investors, brokers, contractors, etc. all welcome to meet and network. It could be informal to start (or remain informal if that's the best format). Please let me know if you would be interested in meeting in downtown Boston area and I will organize.

@Kate Gagnon Interesting comment about tech moving to NH.  What tech companies are you seeing move to NH?  Are they tech companies, tech divisions of non-tech businesses, or something else?  Sometimes I struggle with southern NH and if you can expect any rental growth above inflation - I understand it's proximity to Boston (but you're looking at least 1+ hour commute) and that prices in Boston and surrounding areas are continuing to drive people further from the city.  It'd be great if they built a train or something to make the commute more reasonable, and then I think the city could be more attractive.  But you look at downtown Nashua and there doesn't seem to be much to draw in millennials and younger people to it.  Are renters really moving to Nashua to commute down to jobs on route 95 or Boston? (renters is key word, I think there's more of an appeal for homeowners and those with families - I'm making an assumption that the majority of families in southern NH with an adult commuting into Boston are buying and not renting, but please correct me if I'm wrong)  To me I think the draw to southern NH needs to come from growth in southern NH (such as the tech you've mentioned), or growth north of route 3/95.  That's why I'm interested in what you're seeing in terms of tech moving to NH.

Not criticizing, I'm looking in Nashua for stable cash flow and potential value-add opportunities that require some capex to get higher rents, but not necessarily thinking about it as a play on Nashua's growth.   Interested to hear your thoughts (and anyone else) having bought in Nashua.

Hi Kate and others,

I also am looking in southern central NH (as well as Mass) for multi-family. I’m born and raised in the area so I feel I know it fairly well.  I  do think pricing on fully leased good conditioned multi-families is difficult, and some I’ve looked at sell in a couple days all cash.  I’m interested to hear if people are beginning to take more risk on repairs, leasing risk, etc. in chase of returns, or are people sitting on the sidelines?  I live in Boston now so I’m slightly removed from the markets I would like to buy in, but is there any reason to expect a correction in pricing?  My understanding is that rents have grown consistently over the last several years in certain markets (such as Nashua) and there’s a lot of money looking for yield, so unless rents are overcooked or demand for rentals goes down, I don’t really see a change in the near future.

Would love to hear about people’s thoughts or talk to anyone who is active in the market and willing to share their experiences.

Hi guys,

I posted this elsewhere in the forums but thought it may better fit in the Starting Out forums...

I'm curious to hear about people's experiences and advice on branding and marketing before you own any real estate. Do experienced investors, hard money lenders, brokers, sellers, etc. respect a brand/name (assuming its done right) when someone is looking to acquire their their first piece of real estate, or is it better to wait until you have pieces in your portfolio? I feel like it would help to have a name/pitch (even if my portfolio is yet to see its first property) for networking/approaching investors/sellers, but can't tell if it'd be premature and confusing.
