Investors, if you could restart your real estate career, which state or area would you focus your resources on?

Anyone here own or manage a company specializing in vacation homes?

If so, I’m really interested as to what your business model is and how you operate.

Are you leveraged? How do you deal with extended vacancies? How does competition from hotels with large multifamilies impact you?

How tough is it to become an agent in the LA / Southern California area? Where in the West Coast would you recommend for someone to get their license and get started?

I'm close to graduating high school and want to pursue a career as a real estate agent. Is it worth jumping straight to a very competitive market like Southern California, or begin somewhere easier like Phoenix or Las Vegas? (I like the West Coast)

Also, what steps do I need to take to become an agent, do I need any kind of college degree or is passing the course enough?
