The deal triangle says you only need two of these to invest in real estate. What would you consider the best combo and what steps could you take to achieve them?

@John Reardon

Brandon Turner always says “Every property has a number.” Even if a property doesn’t seem like it will cash-flow at first, try and find that number that will make the deal meet your goals, and make an offer - even if it’s a long shot. Real estate is a funnel, if you make enough offers, chances are one will eventually get accepted.

I'm interested as to what goes in on in the market for luxury listings from an agent's standpoint. Are these listings hard to get and close? I often see properties like these on Zillow and Realtor which have sat there for years. Is being a high-end agent as glamorous as it's portrayed to be? If so, what is the best path to take to enter this industry?

@Vincent Reid I’ll look into Columbus. What do you find great about the rental market for investors there?
