Hello BP Community!

I am considering investing in both residential multifamily properties as well as some 5-15 unit complexes. Do I need an LLC when moving forward with a commercial property in that unit range, or is it just a "nice to have"?

Disclaimer: this will be my 2nd investment property, the first is a SFR. Look forward to the feedback!

@Kenneth Garrett

Awesome feedback Kenneth, thank you for providing this level of detail. What if I haven't formed my LLC yet?

@Amir Boneh

Thanks for the input, Amir! Many people have suggested that and I am still highly considering it. The main reason is that I am interested in small multifamily properties (2/3/4 units to start) and they seem very hard to find here, while in Ohio they are plentiful. It could be that I'm not yet plugged in with the right people locally. SFR is plentiful here and I have thought about going that route, just seems it will be harder to scale than multis. Thanks again!

@Jabari Long

Thanks for the feedback, Jabari! Do you have any turnkey in your portfolio currently? Always like to hear about people's paths - how they got started and where they are at today. I am also interested in MF, mostly in the Midwest where I'm originally from.

@Lane Kawaoka

Thanks Lane! Did you pick up SFR or multis in ATL? I am not familiar with Hall City - is that in FL? Do you recall the specific areas you picked up in?

@Zach Lemaster

Appreciate the insight Zach and love the fact that this doesn't have to be an "all or nothing" game. Very good points on having a solid team on the ground. Do you do most of your investing in Wyoming or do you focus on OOS as well?

@Kris Wong

Hi Kris, I actually have. I have a good friend here in Atlanta who just secured 170 units that looked great on paper. I decided to pass on this one because I want to put my reserves to work in a more active way for now, but I hope to expand to syndications later once I get a little more experience under my belt.

Have you always done syndications, or did you start out smaller and work your way up?
