Good Afternoon,

I own a condo I bought in December 2022 in Schaumburg, IL. I am also a licensed agent that didn't have much success my first year with my IL license and am researching brokers to join (im deciding between BHHS and KW). 

I dont have a lot of cash available for my first REI property but would be open to finding out more how investors leverage seller financing and partnering with people who have the cash to fund deals.

Also developing a relationship with a Realtor that focuses on investors for consistent business, deal analysis, and discovering off market opportunities. 

I am eager to be not only a successful Agent but also a successful REI with properties that cash flow and appreciate well.

Hey @Jonathan Klemm I appreciate you commenting on this.  I go to Logan Square quite a bit with friends to hang out but live in Schaumburg.  I think real estate investing is a great business but mentorship/learning from someone who has already done it is very important.  A small RE Investment mistake can cost you a lot of money and ruin future chances of success. I would love to network with other successful investors and learn how they bring in off market leads, how they created their current relationships with their team of vendors, and how I can best position myself with people that have the money to initially help me invest/how to present my plan to them to get buy in.  Using Other People's Money (OPM) is a very important skill that new investors should have as any times (myself included) there are little funds to get the deal flows going.

I appreciate your input. I am already looking at meetups as well as networking events to meet other REI and vendors. Like many of the forum posts have said this is a people business and its all about who you know and building long term connections.

I am aware that it is not a walk in the park to be a successful agent.  I held a license in PA and DE for two years before relocating back to Illinois last month.  The competition is fierce and you have to have brass balls to sell real estate haha.  I am still deciding if it will be worth it at this time or if I should get going and see about how I feel once I really start investing.  I will say that selling real estate I was able to put myself in a much better financial position and get out of debt/save, so there is a definite plus to having it.

Good Afternoon,

I am not a very handy person and understand that hiring on contractors to complete rehabs can certainly add up.  I would be open to learning about DIY home improvement but not sure where I can get that instruction from.  How do people go about doing rehabs and flips in terms of not having a large amount of hard cash available (using credit cards or lumping repairs into FHA203K loans)  and how do you go about finding reputable contractors that will show up, work under specified budget, get it done in the time frame specified, and build relationships to utilize the same person/company across many deals?  

I am going over the various strategies and realistically realize that with purchasing my home last month in Schaumburg and relocating from Pennsylvania that I will need some time to save money to be able to have a down payment, reserves, money for repairs, and a cushion. I am contemplating getting my Real Estate License. I think that selling homes can help me generate a considerable amount of funds to be able to reinvest into investment properties. I think also having access to the MLS will give me more opportunities to learn about the market and get first dibs on deals that hit the market by developing relationships with other agents.


Thanks for then information.  I take a lot of time each day to read, educate myself, listen to podcasts, reach out to members in this community, and talk to current Investors to ensure I am competent enough to be a successful investor once I obtain my first investment property.

Thank you for posting that link Paul!  I checked it out and am amazed at how many great investor groups that are available.  Hope your 2023 is off to a great start and I look forward to getting to know other investor here in BiggerPockets as well! I see you hang your license with EXP Realty, I have had many friends make the jump to EXP from brick and mortar brokerages as well.  I would love to stay in touch if you would be open to it. :-)

Hey Fellow Investors,

I am a aspiring Real Estate Investor located in Schaumburg, Illinois.  I am currently getting things lined up to purchase the Real Estate Salesperson License course for Illinois, am reading books on sales, listening to podcasts, putting together a business plan, looking up Investor Meetup groups, researching brokerages, and just about to finish the Bigger Pockets book on "How to Invest in Real Estate.  I would love to meet up with active Real Estate Investors in the Chicagoland area/surrounding suburbs to pick your brain a bit, possibly shadow you on day-to-day activities, and see how to successfully go about beginning on this path to wealth through Real Estate.  I have worked hard my whole life thus far and realize it is so important to diversify your portfolio across many different types of investments, a key metric being Real Estate.  My goals with the money will be to retire early, travel (I am a Flight Attendant), pay off my parents mortgage, give back to those in need, save money, and be able to do the things I want to do without the burden of constantly worrying about money.  I am so glad I found the group and can't wait to research all that this site has to offer!
