Thanks for all the ideas!

I think I’m leaning towards a short deck, over the whole yard, made out of composite decking. I know it will be pricey. But I think it will be the least amount of maintenance to maintain, while providing maximum usability.

I’m just reaching out to see what others would do to this small backyard. There is a cement patio. However, the large shade tree has made it nearly impossible to grow any grass in the rest of the backyard. So, I’m left with a muddy mess that no tenant really wants to use. 

How would you change it to make it more useable? I have thought about poring cement, making a 6” or so tall deck, or just using small rocks for the whole thing.

I’m a local real estate agent and investor in Omaha. I always have my investor clients sign an exclusive agreement. It simply states that if they end up buying a house that I introduce to them or show them that I’m entitled to the buying side commission. They are free to use other agents as long as they look at different properties.

I have successfully protested several properties over us past couple years. Just find comps to support your claim. Also, I think the time is up for protesting though.....

Let me get this straight:

You told your tenant, who is a month behind, that you would start eviction in three days, two weeks ago?!

Sounds like you might want to consider being a landlord. Not trying to sound mean, but logical. Hire it out!

You are running a business. Try telling your mortgage carrier that you will be late on your payment because your tenant is in rehab. Sorry to sound cold, but evict!!
