I bought two neighboring homes for $92k (41k and 51k)

The basements of both were black with mold and you could hardly breath in the houses. Money sort of smells like mold, right?

Got to love social media! The other night I was talking to my wife about a vitamin she is taking. The following day, this product showed up on my social media feed! Scary!

My biggest challenge is finding plenty of off market deals. I have been growing, slowly, for the past several years. I have recently increased my available purchasing power but am having a tough time finding deal!

Hi there!

So I have never done direct mail campaigns before and have decided to do this to a specific list of addresses acquired from driving for dollars. 

What companies have you used, with success, to send out mailers to this type of list (not a generic, purchased list)? Also, do they also do the skip tracing to get the letters to the owners if they differ from the residents in the home?

Post: Old Wood floors - Replace - refinish ? Keep ?

It’s been said a few times already here, but I vote for refinishing the wood floors. I always refinish wood floors and put the vinyl planks in kitchens, bathrooms, and entryways. Wood floors are super durable and it’s usually cheaper to refinish them over installing new vinyl planks. I usually the common gray and white color schemes though and wood floors stand out a lot. So, My refinished has been adding a gray tint to the wood floors and I have been happy!

I have one about 2 houses down from that one that rents for $1375 right now. Unfortunately this house won’t sell for that. It will be a multiple offer situation, probably with offers using an escalation clause. This is in the description:

Investor does not intend for house to sell at 100,000 we will be expecting multiple offers. Escalation clause is encouraged to be included in offer. Property is being sold in as-is condition. We will be showing the property on Sept 4th from 12PM -3:30PM only. All agents/clients required to wear masks & gloves upon entering home. All offers to be submitted by Sept 7th by 8PM. Seller will review offers Sept 8th at 10AM.
