This happens to me with almost all my properties I post for rent. I use Zillow, trulia, and hot pads for rental advertising. However, the majority of my listings are also on Craigslist. I don’t ever advertise on there. I would love to see how this can be prevented as well. All I know to do is to flag the Craigslist add. Sometimes I call them to try and rent my own house:)

I see what you are saying, however, there are things landlords can do during this time. Aside from some of the government loans that may be attainable for small businesses, talk to your banks. I have spoken with mine and they are allowing us to skip mortgage/loan payments of our tenants have been affected and can’t pay rent. I have business loans, so I’m not sure about personal ones, but this makes me feel secure and I have no worries at the time of my tenants lose jobs and can’t pay rent.

If we evict everyone, that would compound problems that would be felt by all. I think I heard that 1/3 of all houses In The us are rentals. I’m not sure if this is accurate but that would be a ton of people put on the streets.

I, personally, will be testing my tenants well during this crisis. I believe it starts with good screening. I don’t have one tenant that I wished I didn’t have. I’m sure most renters live paycheck to paycheck, or close to it. I will not evict anyone of my tenants, if they lose their jobs or can’t work due to having the virus or caring for someone with it. Does that mean they get a free ride, and their rent is forgotten? No. But, I will work with Them to establish a rent payback plan, to get them all caught up, once this mess stops. I believe this event will have such a huge compounding effect on our economy that if we evicted everyone affected by this, it would be a disaster. I feel like I’m just ranting, but, I consider myself to have good ethics and I feel like I’m in a good position to help some people, of needed.

Crazy times. It’s only going to get much crazier before this mess subsides, in my opinion. Houses are selling very quickly here, but I would guess that will come to a stand still in the near future as infection cases quickly multiply over the next couple weeks. I won’t be buying anything so I can preserve cash. Who knows what kind of financial relief packages will be passed.

I would talk with her and try to offer her some cash, to pay for her first months rent somewhere else along with offering to pay for a moving company to move her stuff (assuming they are still working). If that doesn’t work, just try and be kind and calm with her. Keep record of everything with dates and all. You may have to wait till this Coronavirus stuff passes. Then you will have a good chance to evict her.

Also, there will be some sort of Coronavirus relief package passed soon. Hopefully this will include help to tenants paying rent or to mortgage holders for temporary loan forgiveness.

I would be just fine with it. One thing to make sure of is that they don’t do any unsafe modifications to the electrical systems of the house. Growing weed requires a lot of electricity.

I love this idea. My only concern is the time involved to manage two payment per month if you are managing a lot of properties. I know you mentioned that you have had fewer turnovers, but now you are potentially dealing with two opportunities for the tenants to be late, posting notices and evicting. Do you charge a little extra, for this option?

I’m pretty strict in this aspect. I have 0 days grace period. Rent is due or postmarked in the first and late on the second. I always tell new tenants that if they want a grace period then rent can be due 5 days before the first of the month with a 5 day grace period:)

My late fees are substantial as well. 10% of rent plus $5 per day after the second.

My tenants are not late very often.

I am probably one of the few investors that like this new rule. I feel like it will raise standards for homes and help provide tenants with better living conditions and options. I have seen many properties that other investors own and can’t believe that they allow people to live there. It really makes me sad. I take pride in providing a home, in nice condition, for folks to reside.

That aside, the inspections are only going to be done on homes with registered city violations. Also I feel like this may help some ‘tired’ landlords, decide to get out of the business and sell their properties!

I have chosen Omaha because our cost of living is very affordable and also because it’s a great place to raise kiddos. Once mine are older, I could see myself going someplace different.
