My goal is to do the BRRRR strategy with my next investments. I've just been struggling finding some to do.

Hey @Jamie Rose. Valdez is good if you can get insider information. Stuff generally sells before it even hits the market. My goal for 2021 is to get into a multifamily or single family that I could put some sweat equity into, get some renters and do a cash out refi. How's the Anchorage market?

Looking for some advice. I currently have a 4plex that I purchased with a owner occupied FHA loan at 5% down. With 3 of the 4 units rented I cash flow a little over $500/mo total. PMI is currently $410 a month and I have an interest rate of 3.5%. I have saved enough to reach the 20% down, which would be 91k. If I refinance I could lower my interest rate, drop the PMI and cashflow an extra $1000/mo. The con of this would be that it will take away 80% of my savings and I feel like I might miss an opportunity to by a BRRRR property while trying to save up again. Any suggestion would be appreciated.

Great story @Keenan Fitzpatrick! What is your strategy for finding your flip deals? I live in the Valley and am looking to purchase my next rental property ASAP. My goal is to get a BRRRR deal. Any tips would be much appreciated.

Would it be wise to set up a separate LLC for each property that I have to protect each asset individually? i currently have two rental property's that i will eventually transfer to a LLC.

Hi i am currently using cozy for my rentals. Ive heard of stessa and tenant cloud on some of the more recent BP podcasts. Is there more perks with them over cozy?

Thanks for the response guys.  This is at my four plex.  @Jacob Sampson if i have one unit with a 300 refundable & 50/month requirement, would i be held to implement the same requirements on this unit?  Just want to make sure im not discriminating.
