One of my friends was telling me how I should invest in the Detroit market. How is that market doing now? Is it coming back? Is the crime still pretty high? Are there good flip opportunities in Detroit? (Figured there would have to be a high demand for that area to flip which I doubt there is)

there is a nice size investment group meeting in Springfield that meet every third Thursday. Next meeting sept 19 at pasta express 630pm. There were mortgage lenders, cash buyers, wholesalers, title agents, real estate agents etc.

hey @cooper mitchell, i was wholesaling in springfield, Mo but now i am looking to invest. I was wondering if you knew of any hard money lenders in our area? I am having the hardest time finding them.

Hopefully someone can help. Me and my real Estate partner are wholesaling and so far we have just been answering calls, looking at houses, getting comps and taking care of other responsibilities when we can. I would like to assign us both specific roles in the business so there won't be any confusion on who should have done a certain task and to keep the work load even. What is a fair break up of wholesaling responsibilities. Getting leads, getting comps, estimating costs of repairs, advertising the homes we are trying to sell, etc.
If anyone has tips on how to automate some of this stuff it would be greatly appreciated.

I was wondering if anyone has used xactimate or xactremodel and if so which one is best for estimating rehab costs? I was also wondering what the main difference was between the two. I see that xactremodel is much cheaper than xactimate.
