Hello BP!

Can anyone give me any good recommendations for good handy men/women/ GC's in the Hartford County area? I just rehabbed my first buy and hold property and I am looking for people I can potentially called if work needs to be done. I'm all about putting my systems in place before it is occupied.

Hello BP,

   I am a brand new investor out of Connecticut. I just closed on my first property last month and it is currently under renovation. I have read brandon and heather turners landlording book as well as Landlording on autopilot. I wanted to hear about the different strategies others  use to facilitate smooth landlording. This could involve anything from lease signings, handling complaints, maintenance etc. Whatever advice offered would be wonderful. Also want it from the prospective of having just a few homes where a bunch of outsourcing would not make financial sense at this point.

@Chantelle P. I ended up talking to my attorney handling the closing and I was told that most of those estimations on the itemized list the lender provided were just formality items. In actually, I would only have to pay half of those cost which knocked it down to 6% of the total loan rather than 11%.

@Chantelle P. did you ever find out what the deal was with the closing cost? I have  similar situation with 8k on a 71k property. That’s about 11% where as everyone on here says at most they paid 5%.

    Likewise I’m an investor in Connecticut. Based on the conversation I’m reading, college towns seem like a good place to buy properties? I just bought my first rental down the street from Wesleyan university. Any input would be nice!
